FAQs - Your Friend At The Beach

Check-in / Check-out
Check-in is 4 PM CST. YFAB maintenance also checks each condo including but not limited to TV remotes, light bulbs, fans and appliances. Then after our dedicated housekeepers complete the clean, one of us walks through to insure it is cleaned to our five-star standards. We then call you to let you know the condo is ready if it is before 4 PM.
Check out is 10 AM CST. There are no late check outs and guests are assessed a fee for every hour they go past 10 AM.
Please remove all trash, insure there are not dirty dishes/pots in sink, start the dishwasher and if possible, start the first load of towels. We will take care of the rest of cleaning!
All YFAB condos are in properties that have public restrooms for convenient changing into your bathing attire and hitting the beach or pool! Or go grab lunch, drinks or ice cream at a number of eateries nearby We will let you know as soon as your condo is ready.
Rental Information
Your Balance is due sixty days before arrival. You may cancel up until that final payment and receive your deposit back minus a $199 handling fee. You can also add Travel Insurance up until the last payment is due.
Once your final payment is made, you will be sent an invitation to our free app. On it, you will find access codes, directions plus everything you need to enjoy your best beach vacation. You will also receive an email with the access codes and directions.
Our Adagio condos: With three Gulf-front buildings and four pool-front buildings, Adagio sits at the highest point of the Gulf of Mexico. It is so close to the dune’s edge that you can’t get any closer … without getting wet. You can be at the beach walkover in seconds even from the buildings farthest away (E and F). There are, however, 52 steps down to the beach. Not to worry though. The beach walkover was thoughtfully built with a landing or two along the way down in case you want to catch your breath and enjoy the view.
San Remo condos: On the south side of 30A, just 100 yards from the beach, San Remo is a private complex of about 32 condos. When my grandson was just two; I held his hand and timed our walk from the condo elevator to the sand. Even with the meandering pace of a toddler, we were at the beach in less than two minutes. He loved the boardwalk by the pond as it is filled with turtles that delight little kids.
Villa Coyaba condos: Villa Coyaba in the Crystal Beach area of Destin has the easiest access to the beach. From the condo elevator to the beach, there is one set of about seven steps to the pool. From the pool, there are another 25-30 steps down to the private beach that comes with beach chair service included March to October.

At Adagio, there are two parking spots for each condo but a third spot may be available on the day of arrival for a $100 fee (paid directly to the HOA). At Villa Coyaba, there are two spots per condo and very limited number of visitor spots that shouldn't be counted on as a permanent third spot. At San Remo, you can park up to four cars per condo.
Each YFAB condo has a Keurig-type coffee maker and a regular coffeemaker.
Golf carts are not allowed within the gates at Adagio. But you can rent a golf cart from La Dolce Vita (just outside the guard gate) and use it from there.
Yes, for Villa Coyaba.There are 3 outlets in the underground parking garage. These can be used for golf carts and electric cars that do not require a charging station. As of 2023, there are no charging stations at either Adagio (golf carts not allowed on site) or San Remo.
The gulf front pool at Adagio and Villa Coyaba are heated from November through mid-April. The larger 8000 square foot pool at Adagio is not heated. The pool at San Remo is heated for Thanksgiving and Christmas week and then from March 1st to mid-April.
Our YFAB free app is available upon payment of your reservation balance in full. The email on the reservation is how you will sign up! Repeat guests should delete app and start new as it saves the last visit.
What to bring
Beach chair service is provided March to October at Villa Coyaba and San Remo. You can have extra chairs/umbrellas for a fee paid directly to the beach chair attendant. For San Remo, you will need to contact Vacayzen and order them.
Yes, Your Friend at the Beach provides two rolls of toilet paper per bathroom and a roll of paper towels in the kitchen to get you through the first few days of your stay. YFAB also provides hand soaps, shower soaps, laundry detergent, dishwashing liquid and dishwashing detergent to last for your week-long stay.
There is a Publix less than four miles from Adagio and San Remo. There is a Whole Foods less than a mile from Villa Coyaba and a Publix one mile from Villa Coyaba.

Adagio in Blue Mountain Beach is just under five miles from Seaside while our condos at San Remo are just about seven miles away.
See our recent blog on biking and you will find how easy it is to get there along our 30-A bike trails. If you are staying in our condos at Villa Coyaba, we suggest taking a drive which, depending on traffic, will have you in the heart of Seaside in about thirty minutes.
Yes! From Adagio, you can walk across the street to Blue Mabel and Cowgirl Kitchen, just a block from Blue Mt. Bakery, Blue Mt. Creamery (best ice cream on 30A) and Red Fish Taco.
From San Remo, you can walk just ½ mile to Gulf Place where you'll find among other places: Shunk Gulley (great fresh seafood), Pecan Jacks Ice Cream and Candy, The Perfect Pig Restaurant (open for breakfast, lunch and dinner) and Cava and Cakes (Bakery with wine and beer selection).
From Villa Coyaba, you can walk next door to Soleil located in the Inn at Crystal Beach. Or just a block away is Camille's with great seafood and sushi. There is also a cute little eatery, Sprinkles, in the Henderson Beach Resort and there is an entrance from the beach road. Or you can enjoy some great bars like The Rooftop and restaurants at the Henderson Beach Resort.
You can zip over from Adagio in Blue Mountain Beach by bike for lunch. It’s just one village away from Red Bar in Grayton Beach.
If you want to go for dinner; it’s a short drive from either Adagio or San Remo. But remember that Red Bar does not take reservations and parking can be limited in the quaint village of Grayton Beach.
We recommend guests go early and put their names on the list; then take a pleasant stroll across the street to the artsy fun stores like Zoo Gallery. In any case, the delicious crab cakes (available only on weekends) are worth the wait.
